At the beginning of our journey, my son James and myself explored every ridge and valley within our targeted area on Bluff Mountain. Using colored ribbons to mark roads and potential home sites, we worked closely with surveyors to map out nearly 600 acres that would become The Summit on Bluff Mountain. At the intersection of Smoky Bluff Trail and Summit Trails Drive, we laid out a vision – to build a development where 95% of our residents could enjoy serene green space just beyond their back doors.
This vision meant preserving natural beauty, designing larger lots, navigating challenging terrain, and ensuring proper stormwater drainage – all while embracing the Smoky Mountains’ rugged charm.
We first entered the woods just beyond the covered information board. There, we discovered an old logging trail – a remnant from when Bluff Mountain was heavily logged in the 1930s–1950s for its premium timber. These historic trails criss-crossed the mountain. Just 200 yards down this very path, two creeks meet – revealing the land’s natural drainage patterns. On a return hike, I encountered my first black bear, peacefully perched on a large rock under a natural outcrop. Inspired, I returned with my son Gary, but we never saw the bear again – though we trekked the entire route of fallen trees.
The upper section of the trail was once littered in deadwood. I research
acreage it is 68.5, but in February 2007, we reopened the trail without cutting a single tree. It was as if the trail was waiting for us. To preserve the integrity of this special place, we placed 69 acres under a conservation easement ensuring long-term protection for this natural treasure in Sevierville, TN.
That bear encounter changed everything for me as a land developer. I became
committed to wildlife conservation, and protecting a place where they could thrive and residents and their guest can reconnect with nature.
